Conquest Property Company's (CPC) team of consultants are experts in land acquisition and advising clients with the optimum options available to them when buying and selling sites.

The following 3 options are forms of purchase that we as property developers will conduct on suitable development opportunities that meet our criteria.

What types of purchase will we consider?

Unconditional Freehold Purchase

If the price is agreed by the parties, and there are no conditions attached to an offer, the contract is generally binding. If an unconditional offer is made and accepted, we must complete the purchase.

Conditional Freehold Purchase

The essential difference between this type of deal and the deal above is that the transfer of the property interest may not necessarily be complete. Whilst the parties exchange a contract the final completion and transfer of the property is conditional on certain conditions being fulfilled.

Land Options

An option agreement is an agreement made between a landowner and a potential purchaser of their property.

In simple terms, both parties enter into an agreement, in return for a non-refundable sum of money, the potential purchaser of the land has a legally binding option to buy at a certain date or within an agreed time-frame, or after completion of a certain event ( for example, after obtaining planning permission).

Planning Feasibility

As part of our service, we work with property owners to assess a site's planning potential, this comes in the form of a planning feasibility appraisal. We review what development potential a site has, in terms of planning policy constraints, optimal design, number of dwellings and other factors. As part of this process we will evaluate the opportunities and provide the landowner with the optimal route forward, so planning permission can be secured.

During this early stage engagement, we will not approach the council or submit any information, but simply place clients in an informed position as to where their property sits with the Local Authority's Local Plan, as well as the wider National Planning Policy Framework. Upon completion of this report, you will be able to identity the sites most feasible options.

The level of depth can vary according to the landowners' needs and can include:

  • Analysis of the current Local and National Planning Policy most relevant to the site.
  • Relevant legal and statutory requirements
  • The probability of planning consent for different options
  • A land appraisal which may include any relevant environmental, contamination and geotechnical surveys.
  • Analysis of other factors such as protected areas, greenbelt policies, flood risk, access constraints along with any identifiable easements or restrictive covenants.
  • Land Promotion

    Conquest Property (CPC) offers landowners a unique service including the cost of planning promotion and land sale at no financial cost.

    As part of the service, our consultants will manage the whole process for you, at our own cost to achieve the optimum possible value.

    Until now, the landowner either had to conduct this work themselves, by using consultants at their own cost or enter an option agreement with developers, having then to settle for a percentage of the value of the land ( determined by valuation rather than open market sale ) once it had a planning consent.

    By collaborating with CPC a client can avoid several disadvantages including the high-risk costs, management time, lack of control over the transaction and a low price forced down by the inherent nature of the typical discount arrangement required by a developer.

    We can help clients achieve far higher returns than they would with conventional developer option, where you only receive a percentage of 'open market value', determined by a valuation exercise, as opposed to market exposure.
